How to Landscape Your Home for Under $500 to Sell

You can make your front yard look ready to sell for under $500 and one weekend of work. Buyers decide how they feel about a house before they ever open the door, and most of them see your yard online first.

I’ve been buying and selling homes in Bakersfield since 2010, more than 300 transactions. The houses that move fastest almost always look cared for from the street. Here’s how to get there without spending much.

1. Clean up first (nearly free)

The biggest improvement costs almost nothing. Mow the lawn, edge the sidewalk and driveway, and pull every weed from beds and cracks. Trim bushes so they sit below the windows, and cut back any branches touching the roof.

Haul off dead plants, old pots, and anything sitting in the yard. In our summer heat, a brown lawn is common, so a few weeks of deep watering before you list can bring it back.

2. Add fresh mulch

Fresh mulch makes tired beds look finished in an afternoon. Bagged bark runs a few dollars a bag at most Bakersfield home stores, and 15 to 20 bags cover a typical front yard. Dark brown or black reads cleanest in listing photos. Lay it about 2 to 3 inches deep so it also holds moisture in the heat.

3. Plant color that survives the heat

A little color near the walkway tells buyers the house is loved. Stick to plants that handle 100-degree days: lantana, salvia, lavender, rosemary, and ornamental grasses all do well here.

Buy them in 1-gallon pots and plant in groups of three or five rather than scattering singles. Skip anything that needs daily water, since the yard may sit for weeks while you’re showing.

4. Frame the front door

The front door is the center of every listing photo, so give it the most attention. Set two matching potted plants on either side. Replace faded house numbers and add a new doormat. Sweep the porch, wipe down the door, and swap any burned-out porch light bulbs.

Not every seller has the time, money, or energy for a weekend project. If you’d rather sell as-is, Kernvestors buys Bakersfield homes for cash in any condition. No repairs, no showings, no commissions, and you pick the closing date.
